Any hotelkeeper can imagine what damage to property and health of guests and employees can be caused by a damp building. The foreseeing ones invest in prevention rather than in dealing with the consequences.

The basic concept of wellness centers can be designed without being an expert. However, technical equipments, their performance, space requirements and installation options require technological knowledge, that architects tend to forget very often. Neverthelles, mostly technical equipments, such as dehumidifiers and heat pumps affect the entire hotel economics.

When building a hotel wellness center, issues, such as dimensions, structuring, architectural concepts, decorations, equipment and arrangements are those taken into consideration as first. Pictures or visits of existing wellness areas can inspire us when choosing an aesthetic look of our premises, but without particular technological knowledge and expertise the choice of the most appropriate technical solution is a big problem. Many times, designers and architects do not have these skills and they forget about the need of having enough space or building appropriate rooms for the required technical devices.

The most important technical devices that the investor should consider when builing a wellness facility, are air - and water treatment products, i.e. dehumidifiers for reducing air humidity and heat pumps for economical heating or cooling of swimming pool water. An investor should think about these equipments when making an architectural plan.

When ventilation is not enough

Humidity is a great risk for both the building itself as well as for the interior. Increased air humidity, condensed and standing water on surfaces such as floors, walls, windows and ceilings, can damage the interior through stains and mould. Wood rot, metal corrosion, paint peeling, plaster decay may also occur when humidity is not controlled. Damage can occur not only in the area where the pool, jacuzzi or steam sauna is located, but also in the surrounding area. To protect the building, it must be ensured that the air humidity level is at least below 70% relative humidity (RH). Above 70% RH, the corrosion intensity of building structures increases significantly. It is recommended to keep the humidity in between 65% and 55% RH.

Excessive moisture damages not only our rooms but also reduces air quality. Bacteria multiply in damp environment, mould and stains start to appear, dirt and odor spread. This unhealthy environment can cause serious respiratory problems (asthma, skin allergies, etc.) to hotel visitors and staff members.

Humidity level reduction in swimming pool halls is carried out by two ventilation systems. By the first, generally known ventilation system - air ventilation – the internal humid air is being replaced by the less humid fresh outdoor air. This system is particularly inefficient in environments with high external humidity. Fresh air amount is needed several times more to remove moisture than it would be needed to only provide fresh air for people to breathe. Heating up large amounts of external air requires much energy. Although, heat recovery is already used in this system today, the energy demand for the outdoor air heating is still too high compared to the second possible humidity reduction system. Dehumidifier represents the second, more economical and very efficient air ventilation system. By its use, humid air is not extracted, but the internal air is continuously circulated to and from the dehumidifier. On a dehumidifier air inlet there is a cool surface created, where moisture from the air condenses and is taken away. Before air delivery from the dehumidifier, the air is heated up by condensation heat which has been released from the condensed water. Water in a liquid state means lower energy state than water in a gaseous state - steam. In the latent conversion of condensation heat, there is a great amount of hidden energy that heats up the exhaust air to a temperature level higher than the intake air temperature level, and at the same time reduces its humidity. Therefore, it is no longer necessary to heat the air by using another source of energy and have additional financial costs.

What type of dehumidifier?

Wall and floor mounted dehumidifiers placed directly in the living area require the easiest installation. They are made in a luxurious design to fit into the surrounding wellness area. They come in a very attractive aesthetic shape. There is a wide selection of high quality materials used in their manufacturing as well as in the cover options: plastic cover, metal cover colored with metallic paint or cover required by a customer based on their individual needs.

A very classy solution are ducted dehumidifiers located in the adjoining room. They can be installed behind the wall with local pipe extensions and wall grilles facing the room direction, or they can be placed in a remote technical room with central pipes distributed throughout the room with multiple ceiling and floor slots or grids.

Ceiling dehumidifiers represent a very unique solution to eliminate air humidity. They are extraordinary units equipped with a built-in multi-LED light system and a loudspeaker for music play. They have a separate compressor located in the adjoining technical room or in the outdoor environment.
